Certificate of Eligibility — get it before you fall in love with a house

The COE documents your VA home-loan eligibility and entitlement. Lenders need it. Delaying it slows preapproval and offers.

Remaining entitlement and restoration questions matter. Do not assume full entitlement. Have Ashley / FSB calculate what is available before you bid at the top of your range.
