Appraisal / MPR
The VA appraisal is not a home inspection. The appraiser opines on value and checks Minimum Property Requirements. Buyers still need their own inspection.
Common MPR friction includes peeling paint (especially lead-era concerns), broken glass, unsafe flooring, missing handrails where safety is an issue, and other repair triggers that make a property not reasonably safe/sound/sanitary for VA purposes.
In competitive Kansas City segments, sellers worry VA deals mean repair lists and delays. MoJo’s job is clear communication: strong lender letter, realistic property screening, and a plan if MPR repairs appear. See inspection vs appraisal and writing a VA offer.
Search, showings, negotiations, inspections, and closing coordination in Kansas and Missouri. MoJo is not a lender and does not set rates or approve loans.
